| Trusting a Foreclosure Inspection |

Our founder has over 20 years of building inspection experience under his belt and with this, comes the knowledge that there is no such thing as an error-free or perfect inspector not is there a perfect house.
When managing large inspection-related contracts, understanding this concept enables us to automate systems and procedures, and therefore minimize the extent and effect of errors made by field inspectors. To do this you must understand the errors to be expected. There are three main types.
1. Inexperience errors
These are errors are made by inspectors that simply do not have the experience or training to identify the real issues they are looking for. They are still finding their way through the inspection systems and procedures and in doing so, miss key points of concern along the way. These are honest mistakes and once an inspector is correctly trained, rarely will he/she make the same mistake twice.
2. Unscrupulous Errors
These are inspectors you must eliminate the second you see one of these errors! Having an intensive recruitment policy/program is critical to eliminate the hiring of unscrupulous inspectors. Background checks, drug testing, and resume reviews are not enough. Inspectors that have made their way through the recruitment program will not slip though the quality assurance program. It does not take long for “Google Earth inspectors” to be red-flagged and terminated. We operate under a zero tolerance program for any unethical practices such as not reporting defects found, giving credits to insurance inspections where credits are undue, etc.
3. Data Entry Mistakes
Like we said, there is no perfect error free inspector! Honest mistakes will be made, even by the most experienced inspector when typing up a report. Systems automation is the key to minimizing these risks, and something we at AmeriPro have done successfully.
Notwithstanding the need for effective recruitment, training and management for all the staff and inspection teams up front, our post-management techniques are powered by a qualified inspection management and quality assurance system, such as our Paperless Inspectors or Certified Pre-Owned inspection applications. A qualified system will minimize the errors mentioned above by automating the inspection validations as part of the inspection report, red-flag issues or inspectors and alert inspection managers and quality assurance personnel of potential issues with the submitted data.
One example is comparing the submitted age of the roof, the reported remaining functional life based on life cycle costing and the probability of replacement in the next three-five years. If all this data does not correlate, the inspector will not be able to submit the inspection report because the system will tell him/her that something doesn’t add up. To further ensure the minimalization of errors, the in-house quality assurance department will need additional back up information and photographs to validate cross-referencing within the inspection report.

Every inspection report is audited and errors are sent back to the inspector for correction or additional information. We track errors and red-flag inspections for re-inspection under our quality control re-inspection program. We also red-flag inspectors based on reporting analysis and error rates for additional training or termination.
Our goal is to provide the most valid and informative report possible for our clients so that the risk can be assumed based on accurate and more complete information.
