Choosing an Inspector
You are about to make the biggest decision of your life and to do so you will rely solely on your inspectors report. To say that your choice of inspectors is the most important therefore, is an understatement.
In our industry many inspectors base their services on various elements, qualifications and of course the service they offer. Unfortunately our clients predominately base their selection on price, as in most cases they do not know the difference.
Here is a brief understanding of some of the differences with some questions to consider
1.To conduct new construction inspections, you must have code knowledge. How else can the inspector assess your new home? An inspector must also have performance experience. This is the experience for inspecting existing homes where you have seen first hand the what, why, where and when failures of building details and components. You must confirm this otherwise you will end up with an expensive cosmetic walk through.
2.No two inspectors are alike. An experienced re-sale home inspector (an inspector of existing homes), may not be a good new construction because he does not have the code knowledge. He has excellent performance knowledge and that is what makes him an excellent home inspector for existing homes.
3.In an unregulated profession, anyone can be an inspector. don’t be fooled by good advertising, marketing, telephone conversations with what appears to be a nice person. Verify and validate. How long has the inspectors been in business? How many inspections has he completed? What are the inspectors qualifications? What is the inspectors past experience? Etc. 4.Don’t assume because the inspector has a web site with a nice sample report that the inspector knows what he/she is doing. Inspection software is available today that provides professional reports packed with pre scripted boiler plate comments. These report are worthless and do not tell anything about the home or building you are buying.
5.Do not assume because the inspector is nationally certified that he is qualified. There are so many online qualifications and registrations that these certifications are bogus. Validate and verify.
When choosing your inspector, do your homework. Verify and validate and do not just base your decision on the inspection fee. It could cost you thousands of dollars of hidden defects.
