Today’s prospective buyer is not what they once were. A few years ago, sellers had complete control of the real estate transaction. Bidding wars were common and most homes sold within days or weeks, not months or years. Many buyers forwent the inspection because the seller refused to fix anything or sold the home “as is” with no repair allowance.

The tides have turned. Sellers no longer have any control. Your house may wait for an offer or sit vacant for months on end, rarely getting shown.
So many sellers today are in this position. What is far worse is happening every day: you wait for a contract and finally get one, only to lose it because you were not prepared for the buyer’s inspection and they walked away. The agent blames the inspector, the inspector blames the seller’s house and the buyer doesn’t care because there are so many homes for sale, they can find another with ease.
How can you prevent this? It’s simple. Arm yourself with the knowledge and information your buyers will use against you. The keys to a sale are no longer location, location, location, but rather price, condition, condition.
HAVE YOUR HOME PRE-INSPECTED AND PREPARE! Don’t lose a contract needlessly.
You know your buyers are going to conduct an inspection. You may as well learn what they are going to find by having it done first. By having the inspection conducted prior to listing, you can eliminate the surprises and contingencies that often cause many headaches after a contract is accepted.
The old saying, “Keep doing what you did yesterday and expect different results tomorrow,” is the definition of insanity. A proactive agent will have armed themselves with the tools to sell your home in the current market. An inspection is a must and your agent knows it.
If the right inspection company is chosen and a professional report is prepared, you may even get your buyer to waive their inspection contingency, and save them from having to pay for an inspection on their own. Every dollar saved today, particularly for first-time buyers, is welcome.
