How it Works
  Here is a brief overview of our pre-listing inspection marketing program. Remember, you do not have to go through the Certified Pre Owned Program if you are not comfortable. This is completely your choice.

Once the inspection is conducted, the inspection report will outline the conditions and defects noted. Where issues were observed, you get to take control.
Your have four choices:

1. Repair the issue
2. Replace the issue
3. Remove the issue
4. Disclose the issue

In all cases, this is outlined in our information based on your instructions. Here are some simple examples of where each can be used.
 
1. Repair: - conducted where owner agrees to fix something of significance. The issue could be a broken HVAC system, plumbing system, etc. The key is that you are in control of the contractor and the costs. You have the time to get competitive bids and are not forced to accept inflated bids provided by your buyer.

2. Replace: - Here it may be an old water heater that is leaking and rusty, ready to leak on the ceiling below. It could be a faucet that is oxidized and corroded. Again you are in control of the contractor and costs.
3. Remove: - in many cases there are systems that are not working and not critical to either a real estate transaction or the use of a home. An example could be an old water softener, disposal or shallow well pump. Once removed, the prospective buyer accepts the condition or is unaware of the system that was once in place but did not work. Many sellers learn the hard way here and end up replacing non-critical systems due to buyer demands after the contract has been negotiated.

4. Disclose: - this is one of the most important conditions of the Certified Pre-Owned Listing™ Program. It gives sellers the ability to sell “as is” or to agree to set aside funds at closing for components that are functional but may not have much life left for the new buyer. An example, would be a roof covering. It borderline meets the mortgage company’s requirements, but the buyer, like most today, want it replaced or they will not buy your home. Here, you have the opportunity to secure competitive bids and offer a portion of the cost at closing to the buyer or all if the roof will not meet the lenders requirements.

Again, the most important aspect is that you are in control BEFORE the buyer has a chance to take it. No inflated bids, no lost contracts or undue stress.

Once we have completed your inspection under the CPOL program, we will upload your listing to the Certified Pre-Owned Listing™ website to begin marketing. We provide you with a sign rider to place on the For Sale sign in the yard, marketing your home from the outside as Certified Pre-Owned. In addition, we will provide you with 20 summaries of your inspection to place as marketing flyers in the home. When potential buyers walk through, they will get a quick overview of the condition of the home, and remember it later. From home, they can visit the website to learn more about the property.
